It's like a cosmetic inspection for the home. During the consultation, there will be a thorough walk-through. The owner should be present for this appointment. A detailed list of recommendations of suggested cosmetic updates and repairs (cabinet hardware, paint, lighting, clean carpets, fix caulking, etc.) will be made for each space in the home, as well as for the exterior. If the home is occupied, simple changes might be made like moving small furniture, rearranging a mantle, and we will evaluate items that the homeowner has that can be used for staging. The home owner will be given a detailed to-do list. If the home owner needs help tackling the checklist, House Candy is available by the hour to assist.

Occupied Home Staging

We will style your furnishings and decor. This is a hands on appointment where we might do some of the following:

Remove items (including personal items)

Move small items from room to room as needed

Sofa styling

Bed styling

Kitchen styling

Rehang art to the proper heights

Suggest removal of some furnishings and accessories

Rug placement

Plant placement

Vignette building

In addition to the hourly styling fee, there may be additional fees if we determined there is a need to use some of add some of our assets to your to complete the staging.

Photography Preparation: We will style your home for sale in which the homeowners will remain living in the house while it's on the market. We will prepare the property for marketing photos using exclusively what's already available in the home. This should be the very last thing done before marketing photos are taken. Any modifications to the home such as painting, replacing fixtures, new flooring, etc., as well as deep-cleaning, must be completed prior to Photo Prep

"Styling" in this context is defined as possible edits to the furniture arrangements, repositioning of artwork, rearranging items on bookshelves, countertops, and other surfaces, and styling the beds. This service does not include cleaning, repairs, modifications to the fixed finishes or fixtures of the home, or transporting any of the homeowners' belongings off-site. Any necessary repairs, packing, and cleaning must be completed prior to our arrival for Photography Preparation.

Supplemented Photography Preparation: A quote to stage an owner-occupied listing using any of our, art, and or decor accessories (assets) will be provided.

We will be using Initial Consultation to assess whether or not any of our assets will be used in the staging. We reserve the right to decline to rent any of our assets for an owner-occupied listing for any reason. We may propose alternative services after the consultation is completed.

The Initial Fee is dependent upon the scope of work involved in editing the arrangements of the furniture and decor already in the home, how much of our assets will be needed, the number of movers and stylists needed, number and size of trucks needed, travel time and distance to and from our warehouse, and any logistical challenges our moving team may need to navigate (stairs, steep driveways, limited parking, etc.).

The initial fee will cover editing the arrangements of items already in the home, delivery, installation, and retrieval of our assets, as well as up to 60 days rental of our assets. Rental extensions may be available for an additional fee.

On average, you can expect to pay between $3-$5 per square foot to stage your LA home. The final cost for your property will vary based on the size of the property, how many rooms require staging and for how long the furniture rental is needed. Typically, a two-bedroom condo 1,000-1,500 sq. ft. will cost anywhere from $4,500-$6,500 while a four-bedroom home 2,000-2,500 sq. ft. can range from $7,000-$9,000. Staging costs include a designer walk through and consultation, moving costs both into the property and out, plus three full months of staging.
